Properties that are well maintained and in good decorative order will rent easier and are more likely to be maintained by the tenant. Tenants have a lot of choice when choosing a property and will quickly make a decision based on the decor and cleanliness of the property.
Even if you are letting a property unfurnished you will usually be expected to provide white goods, ie fridge freezer, washing machine and cooker. If letting fully furnished, furniture needs to be attractive and robust. There is very little difference in rent between a furnished and unfurnished property. Unfurnished is ideal for the landlord but a higher percentage of tenants require a furnished property.
It is a legal requirement that all rental properties have an EPC certificate, Energy Performance Certificate. We can assist you with this.
The landlord has a duty to ensure that all furnishings comply with fire regulations and that properties are fitted with working smoke detectors. A carbon monoxide alarm is advisable if gas appliances or heating systems are present in the property
Landlord must advise us in advance if the property is restricted under the Rent Restriction NI order 1978.
Landlord must comply with electrical safety regulations and gas safety regulations. Gas boilers must be inspected annually by a CORGI qualified gas installer.
